A data centre can incur interest before it earns a pound from a customer. VIRTUS announced £2.45bn of committed financing on 24 September. The package includes £1.2bn of green capex facilities, with term and revolving tranches, and supports refinancing and development. The reviewed announcements do not establish actual drawings, pricing or a project delay. Consider a separate, invented example: £100m already drawn at 6% annual simple interest costs £3m over six months and £6m over twelve. Draw half at the start and half after three months, and the six-month interest is £2.25m. That timing must fit contractual and construction needs. This is gross-interest arithmetic, not an estimate of VIRTUS costs or returns. It excludes fees, compounding, hedges, interest on cash, operating costs and revenues. Undrawn availability costs belong in a fuller comparison. Starting service does not stop loan interest.
